Information and Permitted Fees (Assured Shorthold Tenancies)
Holding Deposit
The equivalent of 1 weeks rent is required to secure the property off-market subject to acceptance of offer and references. If the landlord accepts the offer the holding deposit will be allocated to the total monies required in relation to the tenancy. If the offer is rejected by the landlord the holding deposit will be refunded within 5 working days. If the tenant fails the referencing, provided they have supplied true and accurate referencing information, we will refund the holding deposit within 5 working days
Security Deposit
Option A Full Security Deposit
Equivalent to 5 weeks rent must be paid in cleared funds when or before the tenant signs the tenancy agreement. This will be held in a government approved scheme. The security deposit will be refunded to the tenant at the end of the tenancy less any deductions made for damage as per the checkout report, unpaid rent or breach of contract.
Option B Deposit Replacement Insurance (offered at the landlord’s discretion)
A non–refundable guarantee is purchased by the tenant from Zero Deposit the cost is equivalent to 1-week rent for the 12-month tenancy. If the tenancy is renewed after the 12 months a renewal fee of £26.00 will be charged. At the end of the tenancy, any deductions for damage, unpaid rent or breach of contract will be payable by the tenant, any disputes will be adjudicated by the TDS. Campbell Residential receive an introduction fee of 8%. or for any reasonable costs incurred if these are higher than
Change of Tenant
A fee of up to £50.00 is charged for one reference and for providing a new tenancy agreement or for any reasonable costs higher than £50.00, any change of tenant will require the prior consent of the landlord.
Variation of the Tenancy Agreement
A fee of up to £50.00 is charged per agreed variation to the tenancy agreement or for any reasonable costs higher than £50.00, Any variation will require the prior consent of the landlord.
Cancellation of Tenancy
Should the tenant for any reason want to terminate the tenancy before the agreed term this must be consented by the landlord first. The tenant will be liable to cover all reasonable costs incurred by Campbell Residential or the Landlord as a result of you breaking the terms of the agreed tenancy. The costs are but not limited to, the repayment of the pro-rata commission paid or due to be paid by the landlord for the unexpired portion of the tenancy (calculated at 12% of the total rent of the remaining term of the tenancy). The tenant will also be liable for the rent up to the start of any new tenancy. These charges do not apply when exercising a break clause if it is contained in your tenancy agreement.
Unpaid Rent
Interest on unpaid rent is charged at 3.0% above the Bank of England base rate per annum, calculated daily.
Lost Keys / Fobs and other security devices
The tenants are liable for the cost for the replacement of lost and damaged keys/fobs and security devices. If new locks are required, locksmith charges and any replacement keys will be charged to the tenant and any extra costs that are incurred.
Payment of Rent
The first payment of rent must be received in cleared funds before the tenancy starts. Thereafter the rent is paid by standing order. We ask that the standing order is set up a few days before the rent is due so that we can forward it to your landlord in good time.
